Try the attached. Your field coding had some problems, including that you'd left in some unused fields from one of the links, and your use of the fields for the Key creation & testing were inconsistent - I've changed the two occurrences of:
{QUOTE{ MERGEFIELD Owner_First_Name }{ MERGEFIELD Owner_Last_Name}} (with their inconsistent switch usage)
to:
{MERGEFIELD Mail_Owner_Name}


You also need to add a new last row with a 0 in the 'Mail Owner Name' column in your workbook, so that the last record will be output.

As for why your body text isn't showing up, that suggests you're merely previewing the merge instead of executing it - via the Finish & Merge button.
